Commissioning

Commissioning is a code requirement for most projects-and a critical step in ensuring systems performs as intended from day one.

Commissioning services include:

  • Performance verification and functional testing
  • Documentation review and deficiency resolution
  • Closeout support and owner training

We also offer:

  • Energy Star Building Certifications
  • Site Certifications

At KAMM, our commissioning services are led by a Certified Commissioning Authority and supported by Certified Commissioning Technicians. Unlike third-party providers, we offer this unique advantage: the Engineer of Record is directly involved in the commissioning process. This ensures a deep understanding of how systems were designed to function-allowing us to identify issues early, reduce rework, and confirm that building performance aligns with project goals.

Our process supports compliance with Florida Building Code while minimizing costly delays and change orders. By catching issues early and verifying performance at every phase, we help deliver projects that operate reliably, reduce long-term maintenance needs, and provide real value to owners and occupants.

Forensic Engineering

KAMM Consulting provides forensic engineering services that uncover the root causes of building system failures and performance issues. Our forensic engineering services are led by Bradly Brown, a highly respected expert in the MEP field with deep experience in investigations and failure analysis.

We apply decades of engineering and construction knowledge to support legal claims, insurance assessments, and corrective design. Whether the issue involves building system failures, performance issues, construction defects, or code compliance concerns, we deliver reliable findings that help clients understand what went wrong and how to move forward with confidence.

Additional services include:

  • Repair Protocols tailored to field conditions and budget constraints
  • Turnover Studies during construction closeout or change in ownership
  • Expert Witness Testimony trusted by attorneys, insurance professionals, and building owners

BIM Modeling

Our strength in Revit modeling sets us apart. We use Building Information Modeling (BIM) to improve coordination, reduce conflicts, and streamline the design and construction process. Our MEP models are developed with constructability in mind, helping project teams visualize systems early, avoid clashes, and support accurate installation in the field.

We actively participate in 3D coordination efforts, clash detection, and align with project-specific BIM Execution Plans to ensure our models meet the expectations of both design and construction teams. Our attention to model integrity minimizes RFIs, supports prefabrication, and helps keep projects on schedule.

40-Year/25-Year Safety Inspections

In Florida, milestone safety inspections are required for buildings 25 years and older near the coast, and 30 to 40 years inland, with follow-up inspections every 10 years thereafter. These evaluations help identify life safety risks and ensure that aging electrical systems continue to meet current code standards.

KAMM provides certified electrical inspections in compliance with Florida’s 25-year and 40-year recertification requirements. Our licensed professional engineers evaluate the condition and code compliance of electrical systems, identifying any deficiencies that may pose safety concerns or disrupt building operations.

We deliver clearly formatted reports that follow the structure and content required by local municipalities, helping property owners and managers complete the recertification process with confidence. With decades of electrical engineering experience, we provide trusted insight to support long-term reliability and safety.

What we provide:

  • Field inspection of electrical systems per Florida Building Code
  • Documentation of system condition and compliance
  • Code-based recommendations for corrective actions
  • Signed and sealed reports prepared in accordance with local submission standard
